1. Important information needed
1. Onboarding Fee
We require a $1499 onboarding fee at signing. This fee covers the cost of:
Property Audit: We perform a property audit quarterly to ensure your property stays in the condition we started with.
Deep Clean: To ensure the property is clean and photo/guest ready before going live.
Smart Lock: Our guests safety is no joke. So we require a smart lock installed on your main entrance door. This ensures codes are changed after every check out and our guests are kept safe.
Ring Doorbell Camera: Guests or not, we want to know who enters your property. We will install a Wireless Ring Doorbell Camera on the front door.
Minut Alarm: To ensure guests are following our “After Hours” policy and keeping the noise level down.
2. Credit/debit card information
Your credit/debit card details are needed for the following purposes:
Turno Auto Payment: To ensure timely payments to our cleaning services.
Amazon Guest Supplies: To cover the costs of guest supplies as needed.
Maintenance Repairs: To ensure timely payments to our vendors for your maintenance repairs.
Inventory/ Guest Supplies: To cover your guest supply expenses (Ex. Paper Towels, Toilet Paper, Shampoo, Conditioner, Body Wash, etc.). We use our Amazon Prime account for speedy deliveries and affordable rates.
4. slack account creation
Please create a Slack account to streamline communication with your dedicated property manager. This will help us address any questions or concerns efficiently.
Google search “Slack.com” and select it.
Click the “TRY FOR FREE” button and create your account.
Let us know your email you used to create your Slack.com account with. We will send a channel invite to your provided email.
2. Audit and professional photos
We will conduct an audit at the property and if you want us to arrange for professional photos to showcase your property's best features and enhance its appeal to potential guests, this would be the time.
3. Security system installations
For added convenience and security, we'll install smart locks, a Ring doorbell camera, and a Minut alarm system.
3. personal details on ota’s
You'll need to update and add your personal details on all Online Travel Agencies (OTAs) where your property will be listed. This ensures:
You can receive payments.
You can add your tax information.
You can view all of your OTA accounts at anytime during management.
2. Property Preparation
Our onboarding process typically takes two weeks. During this time, we'll work on preparing your property for successful vacation rental management.

If needed, we'll schedule a thorough deep cleaning to ensure your property is in top-notch condition for guests.
Maintenance
At LVLpm, we take pride in facilitating and managing maintenance issues promptly. In the unfortunate event of an issue, rest assured that we'll coordinate with local professionals to resolve it efficiently.
Going Live
Once your property is ready, we'll create listings and open your calendars for booking. This typically marks the end of the two-week onboarding period, and you'll be ready to accept guests.
Monthly Invoicing
At the end of each month, you'll receive a detailed invoice via email, outlining reservations and expenses. You will also receive a payable invoice via QuickBooks, which will be sent to your email address. All invoices must be paid on the 1st of the month, with a 5-day grace period to complete payment.
Important Note:
To ensure a smooth financial process, please be aware that late payments will incur a $75 late fee for each day beyond the 5-day grace period.
